Checklist
DEED:
Once Buyer’s financing is in place,
arrange to have your attorney or the bank attorney
draws a new deed. If you have registered land,
locate the original copy of Owner’s Duplicate
Certificate of Title.
EXPENSES:
A couple of days prior to closing, contact closing
attorney regarding your closing expenses. These
will include: broker’s fee, recording fee for your
mortgage discharge, preparation of a new deed and
stamps for the new deed.
LIENS OR ENCUMBRANCES:
(If applicable) Several weeks prior to closing,
arrange for the discharge of any outstanding
mortgages (first, second, third) releases of any
liens or encumbrances on the property.
SMOKE DETECTOR CERTIFICATE:
(Required by State Law) As soon as possible obtain
from the Fire Department a Certificate of
Compliance indication proper installation of smoke
detectors. The Fire Department will advise you as
to how many detectors are needed and where they
should be installed.

TAXES:
Unpaid taxes will be adjusted at the closing on a
per deim basis.
INSURANCE:
Notify your insurance company of the pending sale.
ELECTRIC COMPANY:
Prior to closing arrange to have the electric
company take a final reading. Provide electric
company with the name of the Buyer and indicate
that the Buyer will call.

GAS COMPANY:
(If applicable) approximately one week before
closing, arrange to have the gas company take a
final reading. Provide the Gas Company with name
of the Buyer and indicate that the Buyer will call
to make arrangements.

WATER/SEWER:
Make sure arrangements have been made for a final
water meter reading. Also remind buyer that there
is a sewer charge in Newburyport and seller there
is a transfer charge.
OIL TANK:
(If applicable) One or two days prior to closing,
you or your broker should take a reading of the
oil tank or arrange (with Buyer’s consent to have
the tank filled. You will be reimbursed at the
closing for remaining oil.
TELEPHONE:
Make arrangements to end service and dispose of
phones, if necessary.
HOUSE KEYS, ETC:
Be sure to bring house keys to the closing. Also
any other pertinent household information should
be made available to the Buyer. It may be left at
the property.
POST OFFICE:
4-6 weeks prior to closing obtain a change of
address packet from the post office. Also notify
your Cable TV, Newspaper, and lawn services, etc.
CONDOMINIUMS ONLY:
4-6 Weeks prior to closing provide bank attorney
or broker with a 6D certificate for your
condominium association indication that no charges
are outstanding.
INCOME PROPERTY ONLY:
Bring to close existing security deposits, prepaid
rental income and any other information or
documents that should be passed over to Buyer.
